This transformative healthcare construction project involved the development of a state-of-the-art, two-story cancer treatment facility adjacent to the existing UH Avon Health Center, expanding access to comprehensive oncology services in Northeast Ohio. The project included site development, expanded parking, and an advanced underground stormwater management system designed to support the campus while addressing sensitive environmental conditions and adjacent wetland areas.
The facility houses a variety of advanced clinical spaces, including a linear accelerator vault for radiation therapy, CT imaging services, a second-floor pharmacy, and patient infusion bays designed to provide a comfortable and efficient treatment environment. A striking bi-directional curtain wall enhances natural light and creates a welcoming experience for patients, families, and caregivers.
To support an accelerated schedule, the project team implemented a phased design-release strategy that streamlined demolition, foundation work, and steel erection. Significant challenges included navigating wetland regulations, addressing unsuitable subsoil conditions, and developing innovative geotechnical solutions in an area with limited soil borings. The project also required specialized construction of the radiation therapy vault, with walls and ceilings up to five feet thick to meet stringent shielding requirements. Additional structural innovation integrated the second-floor slab with robust masonry towers, maximizing stability while providing spatial flexibility.
Early collaboration with University Hospitals enabled effective value engineering and budget management, resulting in a Guaranteed Maximum Price (GMP) established below budget while maintaining the project’s clinical, operational, and design objectives. The completed facility provides advanced outpatient cancer care services while expanding access to critical oncology treatment for patients throughout the region.
